1. Mandatory Fee Structure & Brokerage Schedule

MAYARA HOME KASHI maintains strict professional standards. All clients, property owners, hotel operators, and investors agree to the following transparent fee schedule upon requesting services, property visits, or advisory consultations:

1.1 Site Visit Charge

A nominal charge of ₹2,000/- (Rupees Two Thousand Only) is applicable per site visit itinerary. This is a one-time charge covering dedicated executive transport, property mapping, and title verification prep.

1.2 Commercial & Hotel Lease Brokerage

Standard brokerage for hotel leases, guest houses, and commercial property leases is equivalent to One Month of Total Agreed Rent (Non-negotiable).

2. Lease Brokerage Payment Milestones

For all hotel and commercial leasing contracts, commission payments are strictly structured across two milestones:

First Installment (50%): Payable immediately upon deal finalization or advance token transfer to the property owner.
Second Installment (50%): Payable upon formal signing of the Lease Agreement or Memorandum of Understanding (MOU).

3. Outright Sale / Purchase Commission Slabs

For transactions involving outright sale or purchase of commercial land, luxury farmhouses, hotel buildings, or residential properties:

Deals Below ₹1 Crore: Commission of 2% (Two Percent) of total deal consideration is applicable.
Deals Above ₹1 Crore: Commission of 1% (One Percent) of total deal consideration is applicable.

4. Non-Bypass & Non-Circumvention Protection

Once MAYARA HOME KASHI introduces a property, owner, or hotel operator to a buyer/lessee, direct dealing or bypassing the advisory firm is strictly prohibited. Any attempts to circumvent commission will result in legal recovery under standard Indian Contract Act provisions.

5. Governing Law & Jurisdiction

These terms are governed by the laws of India. Any disputes or claims arising out of transactions handled by MAYARA HOME KASHI are subject to the exclusive jurisdiction of the competent courts in Varanasi, Uttar Pradesh.
